ASPEN — The Aspen/Pitkin County Housing Authority (APCHA) has opened applications for its 2026 Essential Repair Grant Program, offering $10,000 grants to qualified homeowners for critical repairs that improve the health, safety and longevity of their homes.
The program has $500,000 in funding available and will accept applications on a rolling basis until funds run out.
The average annual cost of home maintenance and repairs in Colorado is about $13,000, significantly higher than the national average of about $8,800.
The grant is aimed at APCHA deed-restricted homeowners based on income re-qualification rather than unit classification. Applicants must be in good standing — current on HOA dues, taxes, and APCHA requirements, with no outstanding violations.
Homeowners may receive up to $10,000 per unit to help cover the cost of essential repairs that address hazards, protect the property, or bring the home up to code.
Examples of eligible repairs include furnace or water heater repairs, plumbing fixes, roof repairs or replacements, accessibility modifications, window repairs, and mold remediation.
Matching share required
To apply, homeowners must submit a complete application through an online form, including professional repair estimates and a set of re-qualification documents (such as tax returns and W-2s).
Applicants must supply the required requalification forms within two weeks of submitting the initial application, or the application may be denied.
The program requires homeowners to contribute a matching share of the repair cost based on their income category, with matches ranging from 10% to 40% of the total repair cost.
Owners are responsible for obtaining necessary permits and hiring contractors, though APCHA notes that the CORE Partnership maintains a list of recommended contractors and can provide technical assistance on certain systems, such as boilers, heat pumps and insulation projects.
Homeowners have until December 1, 2026 to complete repairs
Once approved, homeowners have until December 1, 2026, to complete their repairs and must provide progress updates. After the work is finished, final documentation — including paid invoices, photos and proof of permit — must be submitted before the grant funds are released.
